Villa Kamen was previously a small pair of linked farm buildings. Fantastically restored, with old wood beams, reclaimed terracotta tiling, marble and stone stairs and polished wood floors, the house extends to a substantial 150 m2. The thick stone walls keep the house comfortably cool even in the middle of summer. On the ground floor there is a large kitchen-dining area and a vast living area with traditional open fireplace. The living areas on the ground floor are linked with lovely brick arches. On the 1st floor there are 3 bedrooms with the master bedroom having en-suite facilities. There is a family bathroom and a landing area which can be utilised as a 4th bedroom. |

The property is 20 mins drive from the coastal resort of Porec with all amenities. Other seaside towns such as Vrsar, Rovinj and Pula are readily accessible. Inland visits to historic hilltop villages are also recommended. A full range of leisure and sporting activities are within easy reach of the house - cycling, horse riding, boat trips and diving. |

| Car hire is essential and is widely available locally or at the airport. Pula airport (Ryanair, Thompson) 40 mins. Trieste airport (Ryanair) 1¾ hour (depending on traffic and border crossings). Ljubljana airport (Easyjet) 2 hours. Venice (Easyjet, Ryanair) 3 hours. Venice 2 hours away by high speed ferry from Porec and makes an ideal day trip. |

Large landing area with feature arched window and exposed beams and stonework. This area has a double sofa bed and a screen makes it quite private as a 4th sleeping area when required.

Outside there is a lovely terrace overlooking the south-west facing walled garden. The aspect of the garden benefits from all-day sun. There are ample opportunities to seek shade under the terrace or covered 'summer kitchen' area which has a barbeque, teak extending table and chairs for all guests. Sunbeds for all guests are also provided. The garden overlooks open countryside and is laid mainly to lawn with some paved areas. The private pool (8x4m) is centrally located and a permanent outside shower is installed. A smaller lawned area is laid to the other side of the house. There is also a paved parking area for 2 cars within the boundary of the property.

Although in a small village there is a restaurant and village shop within 2 minutes walk. Local produce and wine can be purchased from our neighbours.

Conditions of Rental |
20% deposit on booking, remainder 6 weeks prior to arrival. £200 (Euro 300) damage deposit. Payment by cheque or electronic bank transfer. You should arrange your own cancellation and travel insurance.

Thank you for a fantastic stay here at Villa Kamen. We have had a VERY relaxing week. The pool is great & house is so comfortable. Had lovely food out all week but in particular the local restaurant round the corner & Idilia - it was truly gorgeous to watch the sun setting sat out on the terrace.
This is a great place for lots of rest & rejuvination: we are all going home very chilled out.
