One-Off Feature

One of a collection of unique stays in Scotland, this luxurious one bedroom boathouse bothy is set in a spectacular and remote lochside location in the Scottish Highlands.  On a 1600 acre estate high above the conservation village of Tomich, it has uninterrupted views of the surrounding landscape.  As romantic retreats go, this one is pretty special!  Complete with a private fishing loch and a rowing boat!

General Info

The boathouse is on the 1600 acre historical Guisachan Estate.  There are other properties on the estate but the boathouse bothy is very remote and is a 10 minute drive in a 4WD vehicle (4WD vehicle access provided if required) from the other properties.  Guests of the boathouse are still welcome to use the range of on site facilities including games room, bike store, and wifi.  The boathouse bothy comes with a private fishing loch and a boat, offering catch and release fly fishing for brown trout.

The Area Surrounding The Property / Accommodation

The boathouse bothy is a haven for walkers and bikers as it’s positioned in the middle of the rural Scottish Highlands, with just hills, moorland, lochs and forest between you and the west coast some 30 miles away.  Guests are welcome to walk wherever they like on the estate, and the estate adjoins the RSPB Corrimony Reserve, just behind the boathouse.  If you’re lucky, you might even spot an otter from your terrace.

There are masses of forest, woodland and mountain trails all around - of varying lengths to suit all ages and abilities - perfect for walking or cycling, and you’ll be treated to an abundance of wildlife and birdlife on your walks.  The nearby glens of Cannich and Strathfarrar are great for spotting red deer.  Head to Aigas for a round of golf, or further on to the shores of Loch Ness or to visit Urquhart Castle round the bay.

This area of Scotland has so many places to visit and explore.  Aside from the natural beauty which surrounds you, the Highland capital of Inverness is an hour away with its museums, art galleries, shopping and restaurants.  From Inverness harbour you can take a boat trip to see the Moray Firth Dolphins or from the Tomnahurich Bridge you can take a cruise through the Caledonian Canal and Loch Ness.

Accommodation Details

Interior Details

The bothy is a bespoke and high quality property which can accommodate two people.  There is an open plan living and kitchen area with a wood burning stove, and a separate bedroom (which can be made up as a king or a twin).  Both of these rooms overlook the loch and have access to the terrace.  There is a modern shower room and a modern (and odourless) composting toilet outside.  The Boathouse is totally off grid with a wind turbine and solar panels supplying electricity to the property’s appliances – fridge, lighting, shower, sockets.  The estate holds a gold award in the Green Tourism Business Scheme and even has its own hydro electric facility.

Exterior Details

The terrace runs around the lochside and there is an outdoor seating and table area with BBQ.  The Scandinavian style hot tub sits on the banks of the loch, and there is a private pontoon with a rowing boat allowing you private access to the loch for fishing, or exploring the loch from the water.

Conditions of Rental

25% deposit payable on booking (min £150).  Balance payable 8 weeks before arrival.  Price includes linen, towels and robes, firewood, welcome gift, 4WD access if required, drinking water, fishing rods and flies.  Optional extras available including food welcome packs, maps and local history books - please enquire.  Sorry, no dogs.  An indoor secure bike lockup is available on site.   There is some patchy mobile reception at the bothy for wi-fi calling.
