Down Farm in North Devon is home to two glorious cottages set in over 50 acres of fields and woodlands in an organic south facing valley on the fringes of Exmoor National Park. With fabulous views in every direction, and less than 15 miles from the long sandy beaches of the rugged coastline, this is a perfect spot for a holiday cottage.
Down Farm is completely surrounded by unspoiled Devonshire countryside. Ancient old Devon walls bursting with ferns, crocosmia and foxgloves, and in their shadow, clumps of yellow flowered wild iris. Dozens of Devon Longhair sheep watching you from the fields. A beautiful wood of oaks, beech and ash which provides shelter to the red deer which we so often see.
The farm valley borders Exmoor National Park which, within its 267 square miles, is home to moorland, woodland, valleys and farmland. 15 miles away is the wild and rugged coastline, and the long sandy beaches of Woolacombe, Saunton Sands and Croyde. There are a number of farm shops close by, a village store, and lots of farmers markets throughout the week. Exmoor has been designated as Europe’s first ‘Dark Sky Reserve’ so on a clear night you’re in an amazing place for a spot of stargazing!

Ladybird Barn has three bedrooms. There is one ground floor bedroom with bunk beds and a sofa bed, and two first floor bedrooms in the eaves, one double and one twin. The upstairs bedrooms have skylights which make for some spectacular star gazing! The barn has been beautifully converted and is furnished to a high standard with oak floors throughout downstairs. The large living room / diner has an array of comfy sofas, a log burning stove, flatscreen TV, a dining table for six and bookcases full of books, jigsaws, games and DVDs. There is a modern kitchen with fitted appliances and all the mod cons. There is a downstairs shower room and WC.
Outside there’s a private patio and seating area, and a large lawn and seating area to the front of the farmhouse. There is a large acre flat field perfect for football matches! There is a log store, small herb garden and an organic allotment which the guests are welcome to use. The farm is made up of 50 acres of fields and woodlands for you to explore. There’s an amazing treehouse with a linked rope walk - great for children but also as a wildlife watching spot for the adults. Also on site is a ‘secret’ lake with a lake house, hidden away and accessed via a magical track. The lake is stocked with carp and wild brown trout - you’re welcome to borrow some fishing tackle to try your hand at fishing.
Conditions of Rental
Due to the sheep, we do not allow dogs on the farm. Changeover days are Friday and Monday - the barn is available for weekend, midweek and weekly breaks all year round. Special one bedroom rates for couples out of high season. Bed linen, towels and beach towels are provided, as well as tea towels, bath mats and environmentally friendly cleaning products. The house is centrally heated out of season with an endless supply of free logs for the log burner (help yourself to logs) for a cosy night in, whatever the weather.
A delicious welcome pack of local produce awaits you - usually including a home baked cake, pasties and local seasonal vegetables. Eggs are always available - you can collect your own from the Hen House. If you want to order a supermarket delivery in advance of your arrival, then we’d be happy to unpack and put it away in the kitchen for you.
