A beautiful and classic 5 bedroom villa in Italy’s Emilia Romagna, with spectacular views of the Bologna Apennine Hills. Sleeping up to 10 and with a large swimming pool, Casa Ruspiano is situated between Florence and Bologna and is surrounded by 93 acres of unspoilt peaceful woodland and farmland.
Originally an old farmhouse, now restored, it provides spacious accommodation in an outstandingly beautiful and unspoilt part of Italy. The villa is finished to a very high standard while retaining its simplicity with terracotta tiled floors, volterama ceilings and chestnut ceiling beams, plus contemporary furniture creating light and airy spaces. It has a large kitchen, under-floor heating and well-appointed bathrooms with excellent showers. The converted barn hosts 2 bedrooms and is also fully equipped with kitchen and a well-appointed bathroom. Perfect for groups and families holidaying together.
Situated between Florence and Bologna, two world famous Italian gems the villa is within easy distance of major destinations such as Bologna, Florence, Parma, Modena, Lucca, Verona, Siena, Venice and Milan. Wine lovers can visit Tuscany and Coli Bolognese; for spa opportunities you can chill out in the thermal baths at Porretta Terme. You don’t need to go far to enjoy excellent restaurants within 10 minutes walk from the villa you can enjoy wonderful Bolognesi cooking with Wild Boar, Tartuffo and Funghi at very reasonable prices. In the local town of Vergato, enjoy a morning cafe or drink in the piazza while watching real Italian life. Both Florence and Bologna are perfect cities with plenty to see and excellent restaurants and if you want to stay close to home, other captivating nearby little towns with excellent restaurants are within 30 minutes drive include Porretta Terme and Pistoia.
After exiting the A1 Autostrada at Sasso Marconi, follow the SS64 road for 22kms, the villa is located near the town of Vergato, between Bologna and Florence.

Casa Ruspiano is made up of the villa (3 bedrooms) and the barn (2 bedrooms). The villa has a large sitting room with wood burning stove and beautiful interiors (including Cowhide benches). There is a door to the terrace with wonderful views. There is a super big eat-in kitchen equipped with two ovens and lots of appliances, and seating for up to 10. Access to a south facing terrace from the kitchen - perfect for al fresco dining. The first floor has three bedrooms (2 king size and one twin), one ensuite, as well as two further bathrooms. In the barn there is also a sitting room with woodburner and large bifold doors giving panoramic views across the valleys. There’s a small terrace at the front of the barn with table and chairs. Fully equipped kitchen and dining area for four. Upstairs there are two bedrooms (one king size and one twin) with amazing valley views. Both sections of Casa Ruspiano have ipod dock, flat screen satellite TV, DVD player (and DVDs), CD player, books and games.
The villa is situated in 93 acres (32 hectares) of its own land which includes woodland and open fields with wonderful opportunities for walking and exploring. There is an abundance of wildlife and masses of wildflowers in spring and early summer. Gardens surround the house and gently sloping steps lead down to the pool (12m x 6m). Terracotta tiles surround the pool with sunbeds shaded by large umbrellas. There is plenty of flat space for relaxing, ball games and there are lots of quiet and secluded spots to sit for reading or chatting while looking out at the sweeping views. There are two large terraces shaded by pergolas and dining table and chairs for 10, as well as a large Weber BBQ.
There are concerts (classical, brass band, jazz, modern), opera, art shows, Pistoia Blues Festival, the Porretta Soul Festival, and a host of other events throughout the year. Other local activities include cycling, walking, tennis, canoeing and horse riding. In the autumn and winter months there is skiing and hiking at the local ski slopes of Sestola and Corno alle Scale, both are less than 60 minutes from the villa.
Conditions of Rental
The minimum rental period is 5 days. Tennis and cycle hire available locally. Executive Chef service available. Children welcome. Pool maintenance twice weekly included. Towels provided for use at pool. Free Wi-Fi. Telephone provided. End of stay cleaning included. For Spring, Autumn and Winter lets - we provide free wood for the wood burners. For Summer lets, air conditioning is available throughout the Villa and Barn. We have a fair usage policy for energy (Gas and Electricity). As part of your booking, a credit of €150 per week is applied and guests are charged for any energy used above this sum. Full meter readings are provided.
