Looking out onto a quarry lake where there is an abundance of wildlife, Filter House is an old water treatment works building that has been fantastically converted into an art-deco-style waterfront retreat. This is a wonderfully unique property.
Built in 1954 by the South Cornwall Water Board, this building was once a filter room that distributed water throughout the Roseland Peninsula. The flat roof and original Crittall windows remain, but the interior has been transformed into a haven of style and tranquillity, with light fittings salvaged from Czech markets, a 1930s themed bathroom and an authentic Victorian bed bought at a local auction. The setting, on the boundary of the village, is quiet and secluded, and yet you will find a pub and shop within walking distance, and both north and south coasts are within striking distance. This is a rare and historic base from which to explore Cornwall.
The property sits on edge of Ladock, a pretty village with several Grade II listed buildings. The village has a decent pub, The Falmouth Arms, and a friendly store that is open 6 days a week, and location-wise it couldn’t be better, with both coasts and the Cornish countryside within easy reach. And Cornwall, of course, has a huge amount to offer, from seaside walks, beaches, water sports and cycling routes to gardens, castles and historic landmarks.
Ladock is just a few miles from Truro which has a mainline railway station. By air, the nearest airport is Newquay and if you’'re coming by car, take the M5 to Exeter and join the A30 to Truro and follow the signs to Ladock.

The Falmouth Arms in the village
Both north and south coasts are a short drive away.
The property is very spacious and sleeps 6 in three bedrooms (one master en-suite, one twin and one double). The entrance room is fitted with Andalucian tiles, the kitchen/diner is chic and well-equipped, and other inside spaces include a TV room with Sky and surround sound, a piano room with a music system, a shower room, and a salvaged art deco bathroom.
The house looks out over a serene quarry lake and has a large garden that extends into a wooded area populated by rabbits.
