This much-loved family home is located in a small hillside village in the Bay of Kotor, just 2 min walk from the local beach. Quirky colourful interior, spacious garden and breathtaking views create a unique setting for a truly memorable holiday!
This is the family holiday home that my grandparents built in early 1970s and I've spent many a happy summer there, as a child and now with my own family. Over the recent years my father and I have completed the extensive refurbishment of the house and we wanted to share the beauty of our lovely holiday home and the stunning Boka Kotorska bay with others. I have been renting this house since 2006 and I had the pleasure to accommodate many nice families, some of whom fell in love with the place and became regular visitors.
Prcanj is a quiet village located near Kotor (formerly Cattaro), the oldest and most spectacular town in Montenegro. Kotor is a medieval, walled town, first colonized by Greeks in the 3rd cent. BC and was later part of the Roman and Byzantine empires, before being passed to Austria in 1797, and then to Montenegro. Today, the town offers restaurants, cafés, banks and cash machines, market (fresh fish, fruit, vegetables), shops and supermarkets in an unrivalled setting.
The nearest beach is a 3 minute walk downhill from the house. This pebbly beach - one of the very few natural beaches in the entire Bay of Kotor - has a gentle slope which is very popular with children and good for snorkelling. The house is easily accessible from international airports at Tivat (15 minute drive) and Dubrovnik (about 2 hours drive, including a ferry crossing).Airport transfer can be arranged (Dubrovnik: 60 euros; Tivat: 15 euros). Thomsonfly are doing very cheap flights between London Luton and Dubrovnik and Montenegro Airlines have started operating flights between London and Podgorica.

The ground floor of the villa consists of an open plan kitchen, dining and living area as well as a bathroom. The dining room faces the back garden and has a large oval antique dining table which sits 6 people. The adjacent living area has a corner sofa with sofabed (sleeps 2). The living area opens onto a spacious terrace which overlooks the front garden and the sea. The first floor has three bedrooms, two of which (one room with a double bed and one room with two single beds) face the back garden and the mountain, while the largest bedroom (with superking-size bed) has a balcony and overlooks the front garden and the sea. The additional toilet is also situated on the first floor.
The villa has a lovely spacious front garden and a terraced back garden, both with colourful oleanders and various Mediterranean bushes and flowers. The garden is perfect for sunbathing (sunbeds are provided) or for installing inflatable paddling-pools for children (not provided)! The house also has a large front terrace, which overlooks the garden and offers stunning views of the Bay of Kotor and the surrounding mountains. There is an additional 'morning terrace' - a wonderfully cool shaded area on the side of the house, perfect for enjoying the morning coffee. The house and the garden are perfect for a family with children (I used to love spending my summers there when I was a child and now my children love it too!), but there are several staircases in and around the house so one has to be careful with very young children. Unfortunately, having so many steps means that the property isn't wheelchair-friendly. The property is equipped for winter rentals with heating and electric radiators.
Conditions of Rental
The house sleeps 6 people. We can accommodate up to 8 people (additional sleeping on the sofabed in the living room) only where there are 4 adults and 4 young children. A 20% non-refundable deposit is required to secure the booking. The remainder is payable 4 weeks before your stay with a
