A delightful mill cottage dating back to 1780, set on a quiet lane beside the Dulas Brook, 1.5 miles from the well known town of Hay on Wye in the Black Mountains.  Superb hill walking straight from the door and a short walk to the buzzing little town of Hay.  Just a few minutes drive up to Hay Bluff with its wild ponies and stunning views.

General Info

This delightful old mill cottage sits beside The Dulas Brook that rises up above Hay-on-Wye in The Black Mountains near Hay Bluff - this has always been known as the Border between England and Wales. Hay-on-Wye has excellent pubs, cafes and restaurants. All the shops are independent, along with the many bookshops are some lovely boutiques and gift shops as well the local butcher and baker.

The Area Surrounding The Property / Accommodation

The mill is close to the charming town of Hay on Wye, which is on the border of Wales and England (Powys and Herefordshire).  It’s known as the ‘town of books’ and the famous annual literary festival takes place there.  To the south of Hay on Wye are the Black Mountains and the Brecon Beacons.  The town also boasts boutiques and antique shops galore, as well as art galleries and a great collection of cafes and restaurants.  It sits right on the River Wye so you can go fishing or kayaking.  Or stay on land and enjoy the wonderful hiking, biking, horse riding or even gliding.  There’s plenty on offer for sightseers too including a great array of castles, churches and monuments to explore.  The nearby Gospel Pass allows direct routes into the Llanthony Valley, Offa's Dyke Path, and the National Cycle Route 42 and there are walking trail galore, and activities like hang gliding, shooting, rock climbing, abseiling, gorge-walking, rafting, pot-holing, golf, off-road driving, paintballing, orienteering and quad-biking are all available in the area.

Interior Details

The cottage can sleep up to 7 people in 4 bedrooms.  Downstairs a newly built kitchen with all the appliances and equipment you will need, including electric double oven, dishwasher, fridge freezer and an electric Rayburn.  Original flagstone floors with underfloor heating.  The dining room has a wood burning stove.  There is a large utility room with washing machine, dryer and second fridge and a downstairs cloakroom.  The sitting room is warm and cosy with another wood burning stove, comfy seating and TV with freeview.  Upstairs there are 4 bedrooms.  The master bedroom has a king sized bed and exposed oak beams.  Then there is one double, one twin, and one single.  There are two bathrooms upstairs, one with shower and one with bath.

Exterior Details

There’s a pretty garden at the front of the house and a small private patio area at the back of the house.  Ample private parking.


Linen, towels, electricity and oil fired underfloor heating included.  A good supply of logs included.  Cot provided.  Wifi.  Two well behaved (small) dogs welcome.
