The cottage faces south across Loch Earn to Edinample Castle and Glen Ample, boasting outstanding views from sunrise to moonset in all weathers. There are many vantage points for photography on the grounds. Less than a 90 minutes drive from Edinburgh and Glasgow, Lochearnhead boasts a central position within Scotland, where Perthshire meets Stirlingshire and The Trossachs at the gateway to the Highlands. The village lies within the Loch Lomond and The Trossachs National Park of Scotland. The location enables easy access for day trips to other tourist towns, cities, villages and attractions. Lochearnhead is an ideal location for water sports, cycling, walking, Munro’s, fishing, golf, forests, wildlife, bird spotting, history and folklore, castles, distilleries, photography, eating and drinking, and for total relaxation. There are two hotels within a 200 metre stroll of the garden gates and a cafe at the water sports centre. neighbouring villages offer other places to eat and drink. |

There are many things to do and see around Lochearnhead including sports and outdoor activities, tourist attractions and unique annual events in the village. Lochearnhead is so central within Scotland that you can make easy day trips to endless places. Just over the loch are Ben Vorlich & Stuc a Chroin. Ben More & Stobinian are about 11 miles by road and the Lawers range just beyond Killin about 12 miles. The Callander to Killin cycleway passes through Lochearnhead just half a mile from Briar Cottage. There are 8 excellent golf courses all within half an hour’s drive. The waters of Loch Earn have long been famous for water sport activities. There are two water sports centres in Lochearnhead, 150m and 500m from Briar Cottages gates. Horse-riding/Pony Trekking is available at Rednock Farm near Callander and at The Equestrian Centre, Milton Morenish, on the north shore of Loch Tay near Killin. |

Briar Steading is a spacious, luxury new build holiday cottage finished in local stone with a beautifully presented modern interior and furnishings. The open plan living area measures 26ft x 16ft including a fully fitted kitchen with integrated appliances, a dining area and lounge. Facing south, the views from the lounge are outstanding thanks to the 4 panel, floor to ceiling patio windows framing the picture perfect view of Loch Earn, Glen Ample and Edinample Castle. The cottage sleeps 4 in 1 twin and 1 king-size bedroom both with en suite facilities. Each bedroom has a patio door leading to the front garden and barbecue area The kitchen is well equipped housing a 70/30 fridge freezer, washing machine, dishwasher, ceramic hob, oven, microwave and other modern appliances. The dining area has an ash table and brown leather dining chairs. The open plan lounge has a wood burning stove, leather furniture and coffee tables. The lounge and both bedrooms have flat screen TVs.

Enjoy outstanding, romantic loch views within three acres of private landscaped gardens, including the garden on Loch Earn. The doors from the lounge lead to a riven slabbed patio area with garden furniture and a BBQ. Garden lights are controlled from the house and the garden. There is parking for two cars, one next to the cottage and a second space beside Briar Cottages double garage 20 metres from the house. Guests can enjoy the stunning views by the stream from the top of the paddock near the disbanded Lochearnhead to Comrie railway walkway as well as the 250ft loch garden on the banks of Loch Earn just 50 metres from the cottages. The loch garden offers a slipway, moorings, jetty, summerhouse and picnic tables. Launching and mooring a small boat are all inclusive plus guests can fish for trout, salmon and char from the loch garden free of charge between March 15 and October 6th. Flags putters and balls ae supplied for putting on the lawn along with toy croquet and boule.

Briar Cottages guests have seen many wildlife species in the garden and local area. You may witness pheasants, deer visiting the rear garden in autumn to winter, mallards hatching ducklings in spring and pairs of ospreys fishing in Loch Earn all summer as well as red squirrels, otters, bats, red kites, golden eagles, sea eagles, owls, sawfly, grey lag geese, oyster catchers, butterflies and an assortment of bumble bees amongst other creatures. Owners Fraser and Kim are on hand to welcome you and will assist you in any way that they can to ensure you have a comfortable and memorable holiday experience. All guests are invited to view inside their B listed thatched cottage on the grounds to see the original cruck timber framed ceiling and to hear stories of past tenants.

Conditions of Rental |
A 20% deposit is required to secure your booking for weekly holidays. The balance should be paid no later than 8 weeks before the start of your holiday. 3 and 4 night short breaks may be available from October to April, except for Christmas and New Year. 3-4 nights charged @ 70% of the weekly tariff. 5 nights @ 80%. The cottage is all electric with heaters that can be set to timer. Guests are awarded an average use of electricity units (333) in their holiday rental price. Any additional electricity that is used will be charged at 12p per unit payable before departure. There is a wood burning stove that will be made up for your arrival. Additional logs can purchased locally at the post office. Briar Steading cottage is pet free though pet owners may book Little Briar cottage and use the shared gardens.

Spent 6 nights here in Briar Cottage and didn't want to leave. Absolutely perfectly located for all that the Trossachs has to offer. Kim and Fraser's attention to detail makes this a wonderful holiday destination. Whilst the cottage is compact, it has everything you need for a comfortable stay. We made use of chimenea on the terrace, even in February!...

We were looking for a relaxing 10 day break over Christmas and New Year and as the first guests at Briar Steading we had just that. The cottage is brand new, fitted out with top facilities and amenities. We relaxed so much that it took a lot to get us away from the log fire and quite majestic views. The cottage is bigger than the photographs seem to portray and the layout is good, with the two bedrooms positioned either side of the main living space with their own bathroom facilites. Top marks for such wonderful comfortable beds.
Plenty to do and see within the area if you can get away from sitting on the sofa - even though we stayed until January, the quiet time of year. With a friendly pub and hotel within easy walking distance, eating in or out isn't a big deal.
Two highlights - the first being the stag and deer that visited regularly at dusk in the first week. The second being the owners Kim and Fraser - never intrusive but so very welcoming and helpful. The night spent with our hosts and their friends along with residents of Lochearnhead in the Village Hall for Hogmany will go down as one of the best of celebrations - while the New Years Day BBQ by the side of the loch, again with the owners, friends and neighbours rounded off a wonderful entry into 2011.
We had a marvellous holiday and only hope we can organise our next holiday at Briar Steading before the news gets out!

We stayed at the Steadings. Superb accommodation with excellent amenities including a log burning fire . The cottage has uninterupted views of Loch Earn and scenery was breath taking and ever changing. The location is also great for touring Scotland. We enjoyed private access to the Loch for fishing and relaxing in the loch side summer house. We chilled out with a glass of wine whilst watching the resident Ospreys catching more fish than we did.The icing on the cake at Briar are the hosts Kim and Fraser (who I would deem a national treasure, if just for his entertaining stories and warmest welcome). We look forward to going back as I could not think of a more perfect place to holiday.

A truly wonderful wee break. My wife and I stayed for two nights with my cousin Jenny and her husband Joe who have been going to Briar Cottages for four years now.
We met Fraser and Kim on the first night and had a few drinks in their company, they are a smashing couple who couldn't do enough for us and made us as welcome as though we were old friends, we had a real laugh with them.We will definitely be looking at booking to stay again.
