  Villa Campo Verde accommodates 18 to 25 people in 7 suites. In all there is a total of 10 bedrooms and 9 bathrooms. On site there is also a 2 roomed cottage with resident manager. It is let in its entirety rather than a hotel or guest house. It features a large modern kitchen, preparation and cool store rooms, traditional Umbrian ‘alla brace’ cooking fireplace inside and a BBQ outside, three reception rooms and a dining room. Villa Campo Verde is designed to provide both peaceful places of retreat and areas (inside and out) to dine, work and play together as a group. In winter Villa Campo Verde is heated with an under-floor system and there are several large fireplaces with comfortable seating. Villa Campo Verde is available on a self catered or fully assisted basis. Please ask if you want help with catering or information about the many excellent local restaurants.

  Your visit to Umbria is an opportunity to genuinely experience this life-style, to discover your inner snail and to have time to do as Umbrians do, whether walking on Sundays for the weekly passeggiata or taking time each morning to visit a café for coffee. Umbria is rich in history and in nature and there is no shortage of outings. Eggi is situated at the south end of the Spoleto Valley with the foothills of the Sibilini mountains to the East and Monte Martana to the West. The area is dotted with medieval fortifications, walled hill towns. Perugia, Spello, Trevia, Montefalco, Bevagna and of course Spoleto are easily accessible. Just some of the places to go include: the Marmore Falls, the Fonti del Clitunno, Mount Subasio towers, the Basilica of Santa Maria degli Angeli, the ancient city of Spoleto, the Piano Grande and the Via di Roma.

  Getting There: Perugia, 30 min north of Eggi, is served by Ryanair with flights from London Stansted. Rome Ciampino Airport has flights with Ryanair and Easyjet with a bus transfer to Roma Termini in central Rome. Rome Fiumicino Airport is served by BA, Alitalia and others with easy link to Roma Termini in central Rome. There are regular trains from Roma Termini to Spoleto. Car hire is available from Hertz, Sixt and Avis both at the airports and locally.

  Interior Details Most suites are set up for two persons (twin or double) with an additional single bed and the majority have ample room for additional beds. There are two suites with interconnecting rooms which share the same bathroom. Individual suites do not have television or phones. Two en suite bathrooms have baths, the others have showers. Two bathrooms are accessible for handicapped use. There are three reception rooms, each with fireplaces and comfortable seating. There is a library with an upstairs bar, fridge and Satellite TV. The kitchen is fully equipped for a family group or for a commercial chef and includes a separate preparation room and cool room. A traditional Umbrian open fireplace inside allows 'alla brace' cooking and includes a 400 year old rotisserie. Two tables seat 24 easily (up to 30 with extensions). The tower provides extensive views of the village of Eggi as well as being a private sun trap.

  Exterior Details Quiet garden areas, an orchard, an enclosed courtyard to the east and a split level terrazzo overlooking the pool to the west, provide options for recreation and dining. The garden is varied and extensive including a reception courtyard, an enclosed courtyard to east, a terraced dining area to the west, a level grassed area for 'recreational activities', an orchard, a sunset viewing area and several shaded, quiet green areas. The swimming pool has both a paved terrace and wooden decking providing a choice of shade or sunshine. Full pool servicing is provided. In the courtyard, integrated into the outside wall of the kitchen is a large BBQ. Secure parking inside the gates for 8 to 10 cars.  
 
  Further Details The villa is ideal for a family reunion, a large group of friends or special interest groups keen to explore the glories of Umbria. We are happy to help with itinerary suggestions and there is advice on good local restaurants in the Villa Handbook. Locally there is horse riding, white water rafting, trout fishing, Go Kart Racing and mountain walking. Cyclists can find plenty of challenge in the local hills. Wine tasting can be arranged. Built in 1600, the villa was a farmhouse owned by the Santini family. In 1970, Roman artist Bruno Bonifazi purchased the property to create a centre for artists and friends, Salvatore Moreno and Massimo Sansolini. Extensive work was carried out on the building and grounds and the BMS Studio was established in via del Fonte Secca, Spoleto, as an outlet for the art produced in the centre. The chief administrator for the world renowned 'Festival dei Due Monde' in Spoleto also restored and lived in the cottage to the north of the garden. The artists enjoyed a high profile in the local social scene over the next 20 years but in the 90's the centre became unviable and the artists moved on to other projects. The villa remained unoccupied for about a decade, falling into disrepair and Bruno Bonifazi sold the villa in 2003. The most recent restoration of the villa began in 2006 and was completed in May 2009.

Rental
Villa Campo Verde is available for rental between March and November and outside that period by prior arrangement. In high season the weekly rentals run from Saturday to Saturday. includes linen (not swimming towels), use of pool, parking, local information, maps and guides. Payment may be made either by cheque in Euros or by Bank Transfer in Euros. If you are booking more than 6 weeks in advance of your holiday you only need to pay a deposit, being one third of the total rental. If you are booking less than 6 weeks before your holiday commencement then you need to pay the FULL rental. Additional services are available on request: Daily cleaning, meals cooked by local chef, restaurant selection and bookings, translation services, tour guides.

With my now-husband, I hired this property in May this year. We stayed at the villa with 20 of our friends and family for a fortnight and we held our wedding reception in the gardens. I honestly have nothing other than praise for the property, Beverley and her brother Cameron's restoration work and her hospitality. During very changeable weather, it remained appropriately warm and cool (as required!); the floor-plan was such that there were clear and large areas for the group to celebrate together as well as more than enough quiet nooks for respite and quiet; the style very much suited the atmosphere we wanted to create- one of simple but stylish relaxation and, importantly, there were no serious functional issues and Cameron was always prompt and approachable for any difficulties or confusion. The area is clearly stunning and the villa was well placed for us- looking to have basic conveniences easily accessible but primarily seeking a tranquil place. I particularly like walking and found that there were more than enough paths and hills to satiate my curiosity. It is also really very simple to walk, take the bus or drive to Spoleto (all of which I did frequently) and to use the place as a base for day trips in Umbria and other parts of central Italy. Finally, I think the factor that really set the villa apart for me was the personable and genuine warmth of Beverley and Cameron. We obviously required a very significant amount of research and assistance, both before and during our stay. They were always more than willing to help, no matter how ridiculous the request seemed to us.
