The property is built on three levels and set in 20 hectares of garden and land. It is ideal for exploring both Tuscany and Umbria. You will find precious period furniture and all the modern comforts making your stay pleasant and relaxing. The town of Monterchi is only a 5 minute drive from the villa. It offers many facilities: restaurants, doctor, pharmacy, banks, post office, supermarket, filling station, local market, tennis court, bars. |

Monterchi is brilliantly placed for exploring both Tuscany and Umbria. An easy drive to Prada and other famous outlets, as well as the newly opened outlet village in Tuscany. Nearby Arezzo offers easy connections to Florence, Rome, Siena, Pisa, Cortona. Other nearby places of interest include Assisi, Perugia, Gubbio, San Gimignano, Sansepolcro, Citta di Castello, Urbino. There is always somewhere new to visit, and Monterchi itself offers a great deal of history and famous art. Monterchi has a great feel of the real Italy, and the local villagers go out of their way to make you welcome. For art lovers, Monterchi is home to the famous 'Madonna del Parto' by Piero della Francesca. Monterchi has a great choice of reasonably priced restaurants. |

| There are 8 airports within a three hour drive of the villa in Tuscany, the closest of which are Perugia (one hour), Bologna Forli (1.5 hours) and Florence (1.5 hours). The house is 30 minutes from main A1 motorway and 20 minutes from the convenient E45 dual carriageway. Il Mulino is just 30 minutes from Arezzo station, with a direct line north to Florence, Bologna and Milan, and south to Rome. Taking the train is very easy and takes all the trouble out of parking at your destination. |

Palazzo Rosadi offers a unique accommodation - it is no standard villa in Tuscany!. At the ground floor there is a large living room (100sq.m), adjacent to the living room there is a fully equipped kitchen. On the first floor you will find another kitchen and a lovely living room. Along a decorated corridor there are four bedrooms and at the end there is a gorgeous balcony. Two of the rooms are double rooms and each have an en-suite. The other two are one double and one twin room. The double has its own private bathroom and the twin has an en-suite. On the second floor there are two finely furnished twin bedrooms (one can be double), one with a bathroom en-suite and the other with its own private bathroom. There are hair-dryers in each of the bathrooms of Palazzo Rosadi. On request we can provide two baby cots.

The house is set in 20 hectares of land and has stunning panoramic views in all directions. There’s a private swimming pool and enough garden furniture for everyone to lounge in the sun together, and enough space for you to be able to find a shady tree to sit under and watch the world go by.

There is a 9 hole golf course approx 15 minutes from the house, and a serious professional course only 45 minutes away - close to Perugia. The villa is surrounded by stunning countryside, offering beautiful walks around its land and the adjacent woods. Guided walks are also available. Routes range from gentle strolls through to challenging climbs. Walkers have often reported seeing wild boar, deer as well as a whole variety of birds. The woods are also full of porcini mushrooms, chestnuts and truffles (for those that know how to find them). With the famous hills of Tuscany, you can pick a gentle ride down into the village of Monterchi , or a full blooded Mountain Bike ride through the woods. Guided rides are available as a bike hire. Monterchi hosts many organised rides from fun rides for all the family through to international races.

Conditions of Rental |
The rentals rates are based on 8 people sleeping in the villa in Tuscany. Supplements: Groups of 9 or 10: € 350 / Groups of up to 11 or 12: € 700. Children under 2 years on the date of arrival free of charge. There is a security- breakage deposit of 500 Euros (cash) to pay on arrival. Price includes a typical Tuscan welcome pack with first breakfast and basic, excursion to the Tiberina valley, two cots, once weekly maid service, once weekly towel change, once weekly bedding change, hot water, electricity (not for heating), two bikes, full use of facilities. Additional charges for: daily or weekly rate, phone/internet charges, central heating, extra maid service, babysitting, Italian cooking lessons, Italian language lessons, guided rides/walks for all levels. Guided tours by request. Dinners with the chef at 60 euro per person.
