The Lunigiana is the region to the extreme north of Tuscany, situated between Liguria and Emilia Romagna along the course of the river Magra and its affluents, but historically its borders are much wider. Characterised from beautiful hills, immense green meadows and high mountains, it is encircled by the Apennines and the Apuan Alps. It is a small region that offers a mild climate and a clear atmosphere, perfect for walking, relaxation and holidays. It is a magical unspoilt area free from tourist crowds. Tuscany's best kept secret, a landscape lost in time where medieval castles and villages perch high above green wooded valleys of chestnut, pine, olive and beech trees and numerous grape vines. |

Viano is a medieval village mainly comprising a very well kept walled area of housing known as a borgo, without vehicle access with the remains of a medieval tower. The village has a small bar and one shop which is open every day for provisions and fresh bread. The Ligurian coast is 45 minutes from the house with beautiful beaches. It is the same distance to the wonderful Gulf of Poets and the Cinque Terre which can be accessed by car, boat or train. There are beautiful beaches at Lerici and sophisticated dining at the marinas of Bocca di Magra and Portovenere. For keen golfers, the nearest course is a two hour drive. The famous cities of Florence and Pisa are both perfectly located for a day trip. If you can drag yourself away from the pool at this exquisite villa in Tuscany, there is no shortage of things to do! |

| Casa Carlotta is 1.45 from Genoa, 1.15 from Pisa and 1.30 from Parma. If flying from the UK, you can get cheap flights with Ryanair from many regional airports. The house is less than an hour from a number of beautiful coastal villages with beaches and easily reachable from Florence, Lucca, Modena, Parma and many other medieval cities. |

The main house has four bedrooms, a family bathroom and shower room. Additional accommodation is in the annexe at the pool level with two double bedrooms and a shower room. Of the six bedrooms, four lead onto a balcony and several have stunning mountain views. There are three bathrooms. The kitchen in the main house is fully equipped, and there is an additional galley kitchen in the pool level annexe. The living room is spacious and has an open fire, and a large dining area. The annexe also has an open plan living space. There is also a separate utility room.

The gardens extend to 4000 square metres, some level, mostly terraced but adequate flat space for large groups. The pool looks over the olive grove and mountains. There is also a variety of fruit trees. There is a gazebo by the large pool (11m x 5m) the pool is 2.5m at the deep end with a diving board. Pool area has outside shower. Children must be supervised in the pool area. There are 2 outside dining spaces, in the courtyard garden and in the garden overlooking the pool and mountains. There is a variety of chair types, tables, sun loungers, BBQ and umbrellas.

The property is on multi levels so is therefore unsuitable for pushchairs or persons of limited mobility. However there is a bedroom and bathroom with access to the courtyard garden at street level.

Conditions of Rental |
A non-refundable deposit of 20% of the holiday cost is required to confirm a booking for this villa in Tuscany within 6 months of booking date. The balance must be paid 6 weeks prior to arrival date. The preferred changeover day is Saturday however there could be some flexibility depending on other bookings, arrival time is 1600 and departure no later than 1000. Linen, house towels and pool towels are included in the rental cost. Property is cleaned prior to occupancy, extra cleaning on request. Linen and towels changed weekly.

What a stunning part of Italy!2 weeks is just not long enough.The all day market in Sarzana was great fun. Leisurely lunch at Aqua Nera by the river to gourmet delights at La Pretola.Lots on offer.Everyone very friendly including the very tolerant locals. Very sad to be leaving.

Three generations of our family came together to enjoy a wonderful fortnight at Casa Carlotta. The flexible space lends itself particularly well to families sharing and the stunning views from the pool and the back of the house were a constant joy. Our plans to travel around Tuscany didn't get very far once we settled in, as the pool and surrounding area was perfect for a lazy and relaxing holiday. The proximity of good, reasonably-priced restaurants and the local well-stocked Carrefour meant we didn't have to travel far for anything and were able to make the most of the comfort of the villa. We would happily recommend the pizzaria Da Remo in Monzone and the 'Agriturismo' Pretola restaurant run by Roberto Cannata on the other side of Gragnola.
