Casa Felice is a detached house and garden in an area where apartments are the rule, providing a freedom and privacy rare in holiday property here. "As for the view from the roof terrace - wow!" as one of our guests commented. (Roof terraces are also unusual and we're on the first hills from the lake). The property is high quality, spacious - the living room is 8m long - and well-equipped. |

Casa Felice stands on the edge of hills looking over the small lakeside towns of Gravedona and Dongo to Lake Como and the mountains beyond. It began as a blacksmith's workshop on the road from Dongo to Stazzona, on top of which a more modern house was built in the typical Italian way. We have added a terraced garden and have renovated and modernised the house to make best use of its wonderful views. Rewired and retiled throughout, it now has central heating and brand new bathrooms and kitchen. The views from the roof terrace and the full-length balcony to the 25ft long living room are magnificent. The house is bordered by small fields and vinyards with the hamlet of Vanzonico nearby. There are several bars and restaurants (including traditional cave "crotti") within about 10 mins walk. The lake, a bank, a supermarket and other shops are about 5 mins away by car or bus. A perfect centre for relaxation, walking, watersports and exploring Lake Como's many attractions. |

Northern Lake Como is an area of outstanding beauty. Not just Lake Como itself but the mountains, smaller lakes, woods and streams, which combine to make the magnificent scenery. The villages and little lakeside towns, bedecked with flowers in summer, add to the atmosphere, as do the villas and gardens for which Lake Como is famous.
The area is still largely unspoiled and less crowded than the southern Lake but has become a centre for walking, mountain-biking and water sports. The warm spring encourages outdoor activities from late March to October.
Casa Felice is an ideal centre for exploring the Lake and visiting beautiful villages like Bellagio, Varenna and Menaggio. Famous villas and interesting cities are within easy reach. Como city is only an hour away by car or 90 minutes by hydrofoil (an enjoyable experience in itself), or you could visit Lugano, Bergamo, St Moritz or Milan.

Getting There:
| If you are flying in, Casa Felice is roughly 1 1/2 to 2 hours drive from each of the 3 Milan airports of Malpensa, Linate and Bergamo. Though it is possible to travel to Casa Felice from the airports by public transport, for convenience we highly recommend car hire.
If you are coming in your own car, the house is roughly an 11 hour drive (without breaks)on the fast Continental motorways from Channel ports like Calais (or Rotterdam if you are taking the overnight ferry from Hull). It is possible to do this in one day with 2 drivers, but you may prefer to build in a convenient overnight stop.
The nearest raiway stations are at Colico (12 miles) and Como (30 miles). Again you can reach the house by bus (or ferry and bus) but we recommend car hire.
However you come you will probably want to use the relatively frequent and cheap passenger ferries on the lake, the nearest being a mile away in Dongo. |

The interior of Casa Felice is modern and well-equipped. We have put the bedrooms on the ground floor, with the living room and kitchen above, to make best use of the wonderful views. There is a bathroom on each floor.
There is a double and a twin bedroom which has space for an occasional third bed should it be required. If necessary the house will sleep up to 8 people in total since as well as the bedroom accommodation there is a double sofabed in the lounge and two folding occasional beds.
The spacious 25ft living room has a magnificent lake view, full length balcony and wood stove. It has a dining table and chairs for 8 and a corner double sofabed which seats 6 as well as two additional easy chairs. There is satellite television, a dvd player, and a selection of books and games.
The kitchen is well equipped with hob, oven, microwave, coffee machine and crockery etc for 8.

The house has a roof terrace with panoramic views. It is partly covered sheltered and has a table and chairs for alfresco eating.
There is a fully-fenced,terraced garden to the side of the house. It has lake views,table & chairs and sun loungers.
There is a garage for a small car under the main house and a small private parking place. There is free public parking 40yds along the road. The house is borderd by a road and by small fields and vineyards, with paths that lead to local restaurants etc.

Conditions of Rental |
The property is normally let from Saturday to Saturday, though we will consider other periods. We ask you to pay a 25% deposit to confirm a booking. This is non-returnable except in exceptional circumstances at our discretion. The balance is payable 6 weeks before arrival, together with a £100 security deposit. The latter will be returned in full provided there are no problems with damage etc.
There is a final cleaning charge of £50 per let, and a central heating charge of £40 per week between the start of October and the end of April. Other utilities, together with bed linen and towels (except beach towels) are included in the price.

I just wanted to drop you a quick line and say thank you so much, we really enjoyed our stay at Casa Felice, such a lovely setting and the views were great. Also, I was very impressed with how clean it was, absolutely spotless... The directions were easy to follow and the information in the house came in really useful, we hired a boat on the lake and did several other excursions...before we headed off further south for the second week of our holiday... It was really lovely how well equipped the house was... We also made use of the books and it was nice to be able to watch BBC, so all round glowing tributes I would say.
Thank you so much...it was the highlight of our stay in Italy.

Just a note to say how much we enjoyed Lake Como and your villa in particular.
Waking up every morning to breakfast on the roof terrace was superb and we could not fault the accommodation at all. The place was spotlessly clean (I have never known my wife to be satisfied enough not to clean accommodation when we arrive but she didnt do a thing) so please pass on our thanks to Rosa (?) your cleaner who we met on the last day, as we were leaving.
We had a great time and it was always nice to return from a day out to such a well appointed "home" with everything we were likely to need. I even read one of the books ... ..And, as for the views from the balcony and the terrace ... wow!
Anyway, thank you again. The villa really made our holiday something special

We have had a delightful week at Casa Felice - the temperatures have been in the mid-30s....The roof terrace alone justified the journey from damp and chilly west Wales: we could easily have spent most of the week up here - eating, reading, snoozing......And watching the view - boats on the lake, clouds on the mountains, an eagle riding the thermals...

We booked Casa Felice to have a skiing holiday with our family who live in the Czech Republic. The ski resort (Madesimo) is excellent - especially for children. The house is lovely - very Italian. We were very impressed and will definitely recommend the villa to our friends
