This delightful house offers a wonderful holiday for all, from a couple looking for a peaceful, beautiful retreat to large family groups looking for a relaxed or active holiday in a peaceful rural setting.
The house is large and comfortable, offering enough space both inside and out for parents to escape their children and vice-versa. There is a well- equipped kitchen with good indoor and outdoor eating areas and a built-in barbecue. Activities available on the property include table tennis, lawn badminton, boules, and large swimming pool with sunbathing terrace. There is a games cupboard, family bikes (condition not guaranteed), as well as wonderful walks, wildlife watching (from deer to hares, hoopoes to kites), tennis 2 kms away and fishing on the river Ne just a couple of hundred yards from the bottom of the garden (fishing licences available locally).
Be lazy and chilled or active, there is plenty of scope for both. |

The surrounding countryside offers wonderful walking, cycling, fishing, golf, horse- riding and tennis as well as water sports (including canoeing and waterskiing) on the Charente and surfing at the coast. The pretty riverside towns of Cognac and Saintes offer good shopping and restaurants, the world famous distillery houses in Cognac and the Roman amphitheatre in Saintes. There are music and arts festivals throughout the year notably classical music and Roman festivals in Saintes and the Blues, film, literature and vendage festivals in Cognac. The beautiful beaches of Royan are just 45 minutes away where the half hourly car ferry to the Gironde peninsular puts the vineyards and Chateaux of the Bordeaux region within easy reach; there is good surfing on Isle D'Oleron and the Gironde peninsula. The beautiful old town of La Rochelle with its historic harbour and luxurious shopping centre is just over an hour away. |

| The nearest airports are at La Rochelle (100 kms) and Bordeaux (113 kms) where car hire is available and the TGV takes 3 hours from Paris to Angouleme. Car hire would be essential but there are excellent train services from Saintes, Pons, Jonzac and Cognac for day trips further afield. |

There are five bedrooms: three double rooms (one 5ft bed, one 6ft bed (or two singles if required) and one 4'6" bed), and two children's bedrooms (one a mezzanine bedroom above the play room which also doubles as a children's 'chill' area. The stairs/ladders up to one of the children's rooms and within the other (which has a tiny mezzanine) are steep and not suitable for unsupervised toddlers or the physically challenged.
One of the double bedrooms is upstairs and the others are on the ground floor.
There are two bathrooms (one en suite upstairs with a shower) and a large family bathroom with bath and shower downstairs.
There is a utility room next to the kitchen with a large fridge freezer, washing machine and tumble drier. There is a large playroom (with the children's mezzanine above).

The garden is large (almost an acre) and flat, laid mostly to lawn with trees and bushes with many different areas for relaxing including a terrace with a dining and sitting area. There are also hammocks hung in quiet areas. There is a badminton court marked out out, a 12 x 5 mtr. swimming pool (with solar cover and steps at the roman end) with a furnished sunbathing terrace. To the front there is a large courtyard with ample parking room and room for boules.

Extensive water sports (including waterskiing, canoeing and fishing) are available on the Charente river and the beaches at Royan are just 45 minutes away. There is also a ferry crossing from Royan (which runs every half hour) to the beaches of the Gironde where the surfing is excellent. There is an abundance of gastronomic riches from small family establishments to Michelin starred restaurants and the markets are rich with local delicacies from foie gras (available directly from source in the village) to the bewitching Pineau de Charente and the world-renowned Cognac. Shopping is excellent in Cognac, Royan, La Rochelle and in Romanesque Saintes.

Conditions of Rental |
The swimming pool is open from the beginning of May to the end of September. Pets are allowed by prior arrangement. One lot of linen is included (except for pool/beach towels) and further linen can be ordered at a cost of £10 per room per week.
