The living and dining room has direct access to the front garden and there are French windows to a delightful rear veranda with steps to the garden and pool. One of the ground floor bedrooms has direct access to the garden. The house is furnished to a high standard with traditional French furniture. The house is situated in a desirable residential village called Chancelade which is surrounded by thick woodland so typical of the Dordogne. The 12th Century town of Perigueux with its quaint little antique shops, boutiques and good restaurants is only 4kms away. |

The twelfth Century town of Perigueux is a delightful area with many boutiques and restaurants. Caves of Lascaux are nearby (30km), with the marvellous Dordogne River and various Chateaux within easy reach. Two large supermarkets are only 2kms away. One of the most famous French food markets is held twice a week in the centre of Perigueux. Nearest restaurant is 1km in local Chateau; numerous restaurants in Perigueux. There are tennis courts available for hire in the village of Chancelade. Canoeing is available at Les Eyies (site of prehistoric man) & Tocane, Mountain bike centre at Montagrier (22kms). Horse Riding is 6kms. The local tourist centre in Perigueux provides information on historical visits and numerous chateaux in the region. There are also Roman remains and ancient Gladiators Fighting Ring. The nearest golf course is in Chancelade (2kms). Brantome is 15kms away. The Monbaziac vineyards are 60kms away. |

| Perigueux is just 5km away and has flights from Paris. Bergerac is 56km and has flights from the UK and Paris (amongst others). Bordeaux is 100km. If travelling by car, Calais is 790km. Paris is 400km. You can take a train from Paris to Perigueux (4 hours). The villa is in a small residential area surrounded by countryside. Nearest shopping centre is 7 minutes in the car, with Perigueux being 10 minutes away in the car. |

The large swimming pool has roman steps leading into the shallow end, and measures 10 m x 5 m, depth 1-2m. Excellent pool house with covered dining terrace and summer kitchen with dishwasher, oven, built-in stone barbecue. Separate changing room with toilet. Pool has underwater lights for evening swimming.

The ground floor of the house has good wheelchair accessibility, however the stairs to the first floor of the house do not accommodate a wheelchair. There is easy access to the swimming pool up the slight grass slope, and the shallow roman stairs in the pool enable one to sit and relax up with legs in the water.
