Les Amandiers is in a tranquil rural setting with woodland and fields.Set in 30 acres with lake, in the heart of the Dordogne. Within walking distance of village with local amenities. Equidistant from the city of Perigueux to the north and the historic town of Bergerac to the south. Off the tourist route yet within reach of medieval towns such as St Emillion, Sarlat and Domme. Food and wine lovers will be delighted with the local produce. There are castles,gardens and great local markets to visit. You can canoe or visit underground caverns in the dordogne valley. There are golf courses in the vicinity. |

Getting There:
| Bergerac airport is approx 30 minutes drive - Ryanair and Flybe. Car hire is available from the airport. Bordeaux 1.5 hours drive, located off ring-road. There are other regional airports at Limoges, Poitiers and La Rochelle serviced by Ryan Air. Approx 10 hours drive from Calais. Approx 6 hours drive from St Malo. The Dordogne is a rural area and therefore a car is recommended. |

The property sleeps 15 people in total, 11 in the main house and four in the apartment. The main house has six bedrooms (4 doubles, 1 twin, 1 single), 2 shower rooms, one bathroom and three WC’s. The living room has wood burning stove and the fully equipped country kitchen also has dining area and large inglenook fireplace. There’s an additional fridge on the terrace and separate utility room with further fridge freezer. There’s also a library / TV room and a games room with snooker table. The separate apartment / annexe sleeps four in two bedrooms (one double and one twin). There is one shower room and separate WC, kitchen and patio area. There’s a second annexe available for two extra people if so required with double bedroom and en-suite bathroom. 2 cots and a high chair. Fans available for hot weather.

11x5 swimming pool in enclosed area. Walled garden overlooked by kitchen dining terrace of main house and bedroom terrace. The three annexe areas all have their own terraces and outdoor furniture. There is a grass tennis court with hard courts for hire within the village. We have outdoor chess and croquet and you can walk down to the lake in the woodland.

Welcome pack provided. If you require a shop prior to arrival please enquire. Cleaning prior and after lets and mid term for lets over 1 week. Additional maid service can be arranged for you. The house is generally on a number of levels and therefore may not but suitable for those of limited mobility. Annexe 1 is on one level therefore this may help.

Conditions of
Rental |
Bookings are not accepted from persons under 18 years of age. A booking form + terms and conditions will be issued. To secure a booking a non-refundable deposit of 33% of the total cost will be requested when returning the booking form. A further refundable deposit of £500 will be requested to cover damage or breakages at the property. Balance of payment becomes due not less than 8 weeks prior to your stay. If your booking is within 8 weeks full payment is required + the breakage deposit.
