The house is available to rent during the summer months and is a perfect retreat for families with young children or those wishing to enjoy the area for its excellent facilities which include walking, cycling, golf, fishing and watersports. The Rectory has been recently and lovingly renovated in an informal, country house style. The house is light and airy with an emphisis on creating a comfortable and relaxing place to stay. The Rectory should, above all, feel like a well-loved family home.
The house perfectly accomodates the needs of two families holidaying together or a party of 11. The house is fully equipped for young children, with 2 cots, a high chair, a steam sterilizer, a baby monitor and stair gates available on request. The garden is also totally secure and suitable for young children. |

The Rectory is located in the seaside village of Instow, on the North Devon Coast. The village has 4 pubs, a fantastic shop with a deli and butcher, a sandy beach and the Tarka Trail cycle path running through the village. There are great surfing & rockpooling beaches, coastal walks, RHS gardens, National Trust properties and Exmoor all within 45 mins. Golf, tennis, riding, watersports all nearby too. |

| Instow is reached via the North Devon Link road which runs from Junction 27 of the M5 through to Barnstaple. A good run from the centre of London is about 3hours 15 minutes. The nearerst Mainline station is Tiveton Parkway, about 45 mins away. |

The house is very light and with good sized rooms. There is a very well equipped,eat-in kitchen with an Aga, table for 12 and great views out to sea and to the garden at the rear. A large laundry room with butlers sink is a great place to dump everything after a day on a beach - with large ceiling mounted drying rack and lots of hanging space. On the ground floor there is also a well equipped playroom with toys, board games, TV & DVD - with a collection of classic Disney films. The drawing room has another TV&DVD, a bridge table and a piano and faces south with french doors onto the Terrace.
On the first floor the house has two distinct ends, each accessed by its own staircase - making it idea for two families. There are two kingsize double rooms with ensuite bathrooms, a twin room, a single room with a cot and a family bathroom. In the attic there is another kingsize double, a twin childrens room and a shower room.

The garden is south facing and totally enclosed, making it ideal for families with small children. There is a vegetable patch stocked with beans, courgettes, baby potatoes, beetroot etc - and guests are encouraged to help themselves! A large patio area has a couple of sunloungers and a table with seating for 10+ and a bbq. There is also a swing and a seesaw.

Conditions of Rental |
The house is available to rent from the beginning of June until the first week of August. Changeover day is a Friday and guests have access to the house from 4pm. Departure is at 10am.
On booking we require a 30% deposit, with the balance paid 6 weeks before the booking is due to commence. We also ask for a refundable £1,000 cautionary deposit, 7 days before the booking.
