Emmetts Grange, an elegant Georgian style farmhouse overlooks a beautiful 900 acre moorland estate and offers some of the most stunning views out onto the rugged beauty of the Exmoor landscape across which herds of deer can frequently be seen to roam. Emmett’s Grange is the highest farm on Exmoor hence the clean fresh air and brilliant starlit night skies. It sleeps 11 and can be rented alongside The Linhay, a ground floor studio apartment sleeping 2. It offers superb luxury accommodation amidst formal gardens framed by mature beech trees with far-reaching views over fields and moorland. Emmett’s Grange boasts five bedrooms, all tastefully furnished. Three are en suite, and all include televisions. Emmett’s Grange is a great location from which to explore the wider North Devon and West Somerset area from Dunster and Minehead to the east along the North Devon coast to Clovelly. In between lie hidden coves and miles of long sandy beaches at Saunton, Croyde and Woolacombe. The South West Coastal footpath offers stunning cliff top views and there are a host of historic coastal resorts and picturesque villages such as Porlock , Lynmouth, Ilfracombe and Instow. Alternatively the historic market towns of South Molton and Dulverton can provide an excellent day out, as well as the many miles of unrivalled National Park moorland which are always there to explore. |

The ground floor rooms hark back to the era of country house parties and include a Morning Room, Drawing Room, Victorian Conservatory, Kitchen, candle-lit Dining Room, Library, Butler’s Pantry, Office and Utility Room. Facilities range from a Steinway piano to a Wii console and include widescreen TV’s, log fires, Wi-Fi and window seats with splendid moorland views. There are 5 bedrooms on the first floor: a double or triple bedroom, a second double bedroom, 2 twin rooms, one with zip & link beds to create a double bed and a Bunk Room with full sized bunk beds. 3 rooms had en suite bathrooms plus is a family bathroom. The Linhay is a separate ground floor barn conversion sleeping 2 with studio room, separate kitchen and bathroom.

Outside the front of the house sits a large croquet lawn with wooden tables and chairs. With unforgettable views out to the surrounding moorland estate, it’s the perfect way to spend an afternoon. A traditional vegetable garden and fully sized tennis court also sit to the side of the house and all feature exquisite uninterrupted views out onto the surrounding countryside. To the back of the house lies the courtyard where many of the chickens and guinea fowl spend their days. One of the old barns features a large table tennis table, snooker table and skittle alley making it an ideal escape for the children. Further afield guests have sole use of the Estates some 900 acres and are free to walk and ride across the miles of unspoilt moorland. Fishing, shooting and falconry activities can be arranged on request.

When booking Emmett’s Grange and/or the Linhay guests have exclusive access to the whole 900 acre private estate during their visit. Walks, picnics or simply daming the stream are a must, and children can also try to catch some of the fish which live in the pond. You can stroll through the fields and moorland or walk the 6 miles around the boundaries of the estate. Often you can spot the red deer seen grazing on the moorland or lurking in the ‘Far Coombe;’ while in the air above you can often see a variety of rare native bird species. For the more energetic explorer you can follow the ancient drovers’ path winding up from the valley to the moor. You will be rewarded spectacular views; to the west you can view the coast and sea of Barnstaple bay and looking to the South across the green patchwork of fields and woodlands of Exmoor you can see the dark hills of Dartmoor on the far horizon.

Conditions of Rental |
A refundable security deposit of £300 is required.
Emmetts Grange and The Lynhay are non-smoking properties. Bed linen and towels are included in the price, along with a delicious welcome pack. There is no additional cost for cots and highchairs when required. Inside the properties pets are welcome but additionally charged at £25 per pet. Please note that if the Linhay is booked on its own, guests will not have use of the outside facilities such as the games barn, croquet lawn and tennis court. Guess are however, more than welcome to explore the estate.

This is an excellent place from where to explore Exmoor; because if the weather fails you, the house will not.
Full of history and lovely rooms, it's warmth still retains some of the sublime spirit of the moors. I love it!
