Our Northern Lakes location also makes is ideally suited for visiting the three centres of Keswick, Penrith and Carlisle, and for day trips to the Southern Lakes, Hadrians Wall and Southern Scotland. But don't forget our two splendid local villages of Caldbeck and Hesket Newmarket and the unspoilt Northern Fells. There is gentle fell and riverside walking from the door - we provide a range of suggested circuits - and more challenging climbs within a short drive. Cycling options include off road fell tracks in the Lake District, stunning mountain bike routes at Whinlatter, and the many quiet lanes of the Eden Valley. You will find an unparalleled range of adrenalin pumping activities around the Northern Lake District and Cumbria generally. We provide information in the cottages about local walks, jogging circuits and cycle routes from the gate, as well as recommended excursions into the Northern Fells. Bike hire can be arranged. We also have secure cycle storage. |

| Monkhouse Hill is very easy to find, and is only 15 minutes drive from the M6, adjacent to the B5305. Follow the directions below according to from where you are travelling. Nearest train stations are Penrith (20 minutes by car) or Carlisle (20 mins by car). Most car hire companies (Europcar, Avis, Hertz and Enterprise) have a base in Carlisle. Nearest airports are Manchester (90 mins by car) or Newcastle (90 mins by car). Strongly advised to travel by car or to hire car on arrival. No public transport nearby. |

All 9 cottages have been awarded either four or five star awards from Visit Britain. Although each cottage features a range of different facilities, they are all stylishly decorated and well equipped. All kitchens also have cookers with ovens and hobs, microwave cookers, kettles, toasters and cafetieres, refridgerators (those without freezers have 3* freezer boxes in fridge and access to a shared freezer). All cottages are fully equipped with crockery, cutlery and kitchen utensils. All cottages have a colour television with digital Freeview TV and video and DVD players. All cottages have separate and/or TV integrated CD player with digital radio. A selection of family games is kept in each cottage (Monopoly, Scrabble, Chess etc), additional children's toyboxes can be ordered free of charge. There is an additional shared laundry room and a shared pay telephone on site (though mobile reception is good). USB ‘dongles’ available on free loan during your stay.

Cottages each have a small patio area in the courtyard, with garden tables and chairs. Barbecue equipment is available for guests to use. All guests have use of our 4 acres of grass paddock, which is ideal for picnics, ball games and dog exercising, the childrens adventure playground and a fully equipped indoor games room with pool, table football and table tennis. The adventure playground has swings, tower, rope frame, slide, tunnel and suspension bridge. The playground is for children aged from about 2 to 9.

To the north of Keswick lies an area of the Lake District which is unspoilt by mass tourism, yet which offers some of the most beautiful scenery in England. The fells of the Northern Lakes, which rise up from Bassenthwaite, Ullswater and Derwentwater, include such famous and dramatic fells as Skiddaw and Blencathra. A little further north lie the Caldbeck fells, with their more gentle grass covered peaks of High Pike and Carrock. This area is at the same both peaceful and unspoilt, of great appeal to tourists but without being a crowded 'honeypot', and has a vibrant local community which welcomes visitors without being over dependent on them. Monkhouse Hill lies in the foothills of the Caldbeck Fells) with Warnell Fell behind us and panoramic 30 mile views over the Eden Valley opening out in front. All guests at Monkhouse Hill have full free-of-charge access to the superb leisure facilities at the exclusive North Lakes Spa in Penrith, about 15 minutes drive from the cottages. The facilities include a 13 metre flat-deck swimming pool designed for both exercise swimming and family fun, with an adjacent paddling pool. To relieve any stresses of the holiday there is also a large steam room, a hot whirlpool spa and twin Finnish saunas. Exercise enthusiasts will find one of the Lake District's best equipped gymnasiums, with all the latest state of the art (and easy to use) equipment.

Conditions of Rental |
The prices are per cottage per week, and include bed linen, towels, hot water and electricity. All prices include VAT at 17.5%. Central heating is charged by meter reading and paid for on departure. One basket of logs is included, additional baskets are paid for on departure. An initial payment of £100 for each £500 (or less) of the rental cost per cottage of your booking is payable when you book. The balance is then due six weeks before the start of your holiday. For bookings less than six weeks in advance, the full amount is due on booking. Short breaks when available cost of 70% of the weekly price for one, two or three nights, 80% of the weekly price for four nights, or 90% of the weekly price for five nights.
