  General Info  
  Ideal for walkers, bikers and escapees this is rural Cumbria at its peak. Coniston Water 4 miles and Lake Windermere 6 miles are close enough for a quick dip (we’ll let you into the locals secrets and you’ll discover secret swimming coves in true Swallows and Amazon’s style), Grizedale Forest Enterprise Centre, 6miles offers unique off road trails for bikers and walkers through wood and stone sculptures scattered amongst the trees. Here you are at one with nature. Sightings of deer, hare, badger, toads, heron and many birds of prey are a daily occurrence, while the night sky is a profusion of stars with so many shooters we’ve almost run out of wishes. We also offer FREE fishing (subject to you having the correct license - available locally) on a half mile stretch of the River Crake for the fishing of Sea Trout and Salmon or fish on the on-site stocked carp pool.  
 
  Details on the area surrounding the property/accommodation  
  The famous village of Coniston, nestling in the Coniston range of mountains is a short drive away. Windermere is eight miles away and nearby Grizedale Forest is just four miles. The Forest’s centre has tracks and trails for both walkers and mountain bikers to explore and discover stone and wood sculptures hidden amongst among the trees. There are many nearby stately homes with gardens and museums which offer more sedate pleasures. Local shops including a butcher and baker are three miles away. There is bird watching, clay pigeon shooting, fishing, hot air ballooning, golf, horse riding and rambling in the local area, as well as a large variety of ‘adrenalin’ sports such as caving, quad biking, windsurfing, sky diving and mountain biking. You are just 30 minutes to the village of Coniston, 15 minutes to Cartmel, a medieval priory village, 10 minutes from the southern tip of Windermere and half an hour from the Langdale mountains.  
 
  Getting there & away/local amenities  
  Getting There: Manchester International Airport is 1.5 hours away. Budget Airlines fly to Liverpool (Easyjet and Ryanair) or Manchester (flybe and bmibaby). Oxenholme is on the main west coast rail link and is 30 mins car drive from Coal Yeat. Ulverston has a train station and is a £10/£15 taxi ride. All major car hire is available in Barrow in Furness which is on the train line and 25 mins away.

  Interior Details The property is split into two self contained three bedroom units. ‘Yan’ is on the ground floor and has a master en suite bedroom, double and bunk room, as well as family bathroom. There is a spacious lounge area with deep sofas, and well equipped solid wood and granite kitchen. ‘Tyan’ is on the first floor and accessed by an external stone staircase. The beautiful ash and granite kitchen is well equipped and leads into a large lounge with comfortable sofas and double doors onto the balcony. There are two doubles and a single all with luxury furnishings, and a family bathroom. Both properties offer the usual distractions of Wi Fi access, SKY TV, DVD, IPOD docking and CD player centre.

  Exterior Details Each accommodation has its own private natural outdoor spaces, offering seamless links with the unique environment. We also provide outside seating, bbq and storage for bikes / walking gear. Coal Yeat Cottages are one of three accommodation units within the estate. However, privacy for both permanent residents and holidaymakers alike is paramount and well planned! Yan has its own walled natural garden complete with dry stone outbuilding housing garden furniture and bbq and possibly your own mountain bike? Tyan has a rural garden directly in front of it with garden furniture, bbq and room for your ‘kit’ housed in an adjacent out building.  
 
  Further Details The Lake District, world renowned for its stunning scenery, rugged mountains and inspirational backdrops needs little introduction. However, so much more awaits you than the bland souvenir filled streets of Bowness, so come and discover the locals take on the Lake District. We are situated on the southern fringe of the Lake District National Park in pure isolation betwixt the festival town of Ulverston and the village of Lowick within the Crake valley. Less than three miles in one direction finds all the amenities of the popular market town of Ulverston with its eclectic shops, inns and restaurants, a championship golf course, sports centre with swimming pool and gym. Two miles the other finds the Crake Valley winding from the foot of Coniston Water through Lowick with its 14th century coaching inn, old Lakeland working bobbin villages, fertile fields and woodland until it reaches the shores of Morecambe bay.  
 
  Conditions of
Rental
Prices may be subject to change at the owner's discretion. We include a welcome pack for all our guests. Cleaning, linen, heat, light and unlimited hot water are included in the rental. All essential items such as toilet roll, dishwasher tablets, cleaning items and essential store cupboard ingredients are also provided. Payment is preferred by cheque or internet bank transfer although paypal payments are accepted subject to a 3.5 % charge. A refundable deposit of 50% (10% non refundable) confirms your booking with the balance payable 4 weeks before arrival. A housekeeping deposit of £250 is required with final payment - this will be returned on day of departure or within 7 days (subject to checks). If preferred the deposit can be in form of a copy of credit card imprint upon arrival (similar to car hire companies). A dog is allowed if accompanied by a well behaved owner! * Strictly no smoking except on the balcony or veranda.
